Marriott International brings St. Regis to Marbella: a €500M resort with a 169-key hotel and 151 branded residences at Las Dunas, Marbella East, opening in 2031.

St. Regis finally lands in Marbella

Marbella has collected luxury hotel flags the way other cities collect bus lines, yet one of the most storied names in hospitality had always been missing from Marbella itself. That gap closed this week: Marriott International has signed an agreement with Platinum Estates and Sierra Blanca Estates to bring St. Regis Hotels & Resorts to Las Dunas, in Marbella East. It will be the first St. Regis in Marbella and the brand's second location on the Costa del Sol, after the St. Regis Residences in Casares, and one of the largest branded hospitality projects Spain has seen in years.

The project in numbers

The agreement covers the whole development: The St. Regis Marbella Resort and The Residences at The St. Regis Marbella Resort. The site totals 160,000 square metres in one of the last genuinely front-line positions in Marbella, with more than 350 metres of seafront sheltered by a natural dune system. Plans include a 169-key hotel and 151 branded residences ranging from two to five bedrooms, with surfaces from 150 square metres up to 1,000 in a handful of singular units. Infrastructure works on the plot are set to begin in 2026, and the complex is scheduled to open in 2031.

Rockwell Group design, dunes and a beach club

Architecture and interiors are in the hands of Rockwell Group, the New York studio behind some of the world's most talked-about hotel interiors, with Spanish practice AGAS as local architect. The brief, according to the developers, is a balance between built areas, open space and Mediterranean landscape. Owners of the residences will share the resort's full stack of services year-round: several restaurants, a wellness area, sports facilities, pools and a beach club on one of Marbella's best-conserved stretches of sand.

500 million euros and 6,500 construction jobs

Investment in the project exceeds 500 million euros. Construction is expected to generate more than 2,000 direct and 4,500 indirect jobs, with about 450 permanent positions once the resort is running. For a sector that has spent two years worrying about labour supply, those numbers alone make Las Dunas one of the most significant projects in Andalusia this decade.

The public package: more than two thirds of the site

Marbella's mayor, Ángeles Muñoz, highlighted that around 110,000 of the 160,000 square metres will be public space. The plans include the regeneration of nearly 50,000 square metres of dune system, an extension of the Senda Litoral coastal path by more than 500 metres, 277 public parking spaces and a new service road parallel to the A-7 that the city expects to relieve traffic pressure across Las Chapas.

Why the partners believe the land cannot be replicated

"Las Dunas has been part of our vision for Marbella since day one," said Harry Mohinani, founder of Platinum Estates, a Hong Kong-headquartered investment group. "We worked for years to put together the land, the licences and a local partner needed for a project of this scale on the beachfront, an asset that is practically impossible to replicate in Marbella. The agreement with Marriott International was the missing piece." Carlos Rodríguez, CEO of Sierra Blanca Estates, a Marbella developer with four decades of luxury residential work behind it, was blunter: on a coastline where front-line land "ran out decades ago", assembling a plot of this size and quality "is an opportunity that will not come again".

Second St. Regis footprint on the coast

Curiously, this is not the brand's first residential footprint in the province. Two years ago Marriott placed Spain's first stand-alone St. Regis Residences in Casares, near Finca Cortesín, a 46-unit development now well into construction. Las Dunas takes the flag to a different scale: hotel, resort services and branded residences in one complex. Alongside the Waldorf Astoria and Armani projects already announced for the coast, it confirms that the Costa del Sol's branded pipeline is no longer a projection. It is under construction.

What it means for buyers

For buyers of branded residences, the appeal is straightforward: hotel-grade services without seasonality, a maintenance culture run by an operator with global standards, and an address that arrives with its reputation already built. The 2031 horizon means early-cycle pricing rather than finished-product premiums, with the usual trade-offs of patience and construction risk. St. Regis, born in New York in 1904, has always traded on exactly that promise.
