Tyrian Residences is the Costa del Sol's first fully serviced beachfront building: 40 villa-like homes on the Estepona seafront, run like a five-star hotel all year round. It is a rare import of the Miami and Dubai high-rise villa model into Spain, and it arrives with an International Property Awards title as Best Residential Development in Spain 2025-2026. The developers are Prestige Expo, the promoter behind Villa Cullinan, together with Grupo BZH, with architecture by YODEZEEN Architects.

The building keeps just 40 homes across four levels, in five collections named for the project's Phoenician inspiration. Tyros apartments open the collection from 3.55 million euros with 280 to 300 square metres and three bedrooms. Fenicia homes from 4.15 million euros carry four bedrooms across 420 to 440 square metres, while Ciro residences from 6.3 million euros span 510 to 550 square metres. At the top, Melkart duplex penthouses from 7.6 million euros offer 830 square metres, four bedrooms and 360-degree views with private covered solariums and rooftop pool access. Throughout, homes run from 300 up to over 1,000 square metres, with master suites around 50 square metres, living rooms up to 70, private resident lifts and cantilevered terraces floating over the sea.

Service is the product here. A full-time team works around the clock, reachable through the Tyrian app or in person, and the -1 level gathers 1,400 square metres of leisure: a 700 square metre spa with a 23.5 metre indoor pool, hammam and saunas, treatment rooms, yoga and Pilates studios, a gym, kids' playroom, multimedia room, golf simulator and coworking space. Above it all sits a 17 metre rooftop infinity pool with barbecues and a service kitchen. Security is engineered rather than bolted on: smart card access, double checkpoints, CCTV, laser detection and 24/7 monitoring.

Two details deserve a mention. Penthouse owners get supergarages: 200 square metre private showrooms for four to five cars with direct lift access and EV charging, a feature almost unheard of in Estepona. And the whole building follows WELL Certification guidelines with an A energy rating, embedding air, light and comfort standards into the architecture itself.

Set between Marbella and Sotogrande, surrounded by golf, polo and marinas, Tyrian is scheduled for completion in Q1 2027, with prices from 3.55 million euros. For the Costa del Sol buyer who wants hotel-grade service without a hotel brand nameplate, it currently stands alone.
