Colliers counts 1,300 branded villas worth four billion euros on the Costa del Sol, with 62% of Spain's branded offer in Malaga province. Inside the numbers behind Europe's densest branded corridor.
Consultancy Colliers put a number on it this summer: roughly 1,300 branded luxury villas across the Costa del Sol, with a combined development value nudging four billion euros. That is not a marketing projection. It is the delivered stock, the cranes in the air and the committed pipeline, counted project by project across the coast from Torremolinos to Manilva.
The concentration is the real story. The Branded Residences Monitor, the sector's tracking study, counted 2,041 branded residential and tourist units in Spain, and 62% of the national offer sits in Malaga province. Madrid ranks second with a handful of landmark urban projects, but Malaga is not a collection of buildings. It is a corridor, running from the Golden Mile through Benahavís and Estepona, with hotel flags and fashion houses packed into one continuous stretch of coastline.
The forward pipeline points the same way. Industry analysis of the national schedule shows roughly 1,200 branded residences planned across Spain by 2027, and nearly 900 of them, more than 90% of the future national supply, are slated for Malaga province. Widen the lens to the Iberian Peninsula and the sector counts more than 4,000 units across some 50 developments worth over 5.2 billion euros, with the Algarve as the only region building anything comparable at scale.
The premium of buying early
One figure deserves more attention than it gets. According to the Monitor's advance data, the average value of branded residences under development in Spain has grown 58.77% compared with completed projects. In plain terms, the market prices early entry well above late arrival, because brands release stock in controlled stages and the best specifications go first.
That is why presale records keep falling on the Golden Mile. Design Hills by Dolce&Gabbana reported more than half of its 92 residences sold before the show homes opened, with pricing starting above five million euros. Armani's 33-residence estate with Sierra Blanca Estates moved at similar pace. Buyers are not gambling on renders. They are buying into delivery schedules that now stretch credibly to 2029, anchored by names that have never missed a flagship opening.
What the four billion actually buys
The buyer profile behind the pipeline has shifted. The prevailing brief on the coast is privacy over ostentation, service certainty over square metres. Owners want a concierge who knows their children's names, rental management handled by professionals in the 5% to 10% yield range, and an exit that holds value because the brand controls who buys next door.
That last point is the investment case in one sentence. Branded stock trades at roughly 25-35% above comparable non-branded product, and the premium has behaved as a floor rather than a ceiling through every soft patch the coast has seen in a decade. When nearly 90% of a country's future branded supply lands in one province, that floor is regional.
How to read the pipeline as a buyer
Three filters separate the strong projects from the noise. Delivery credibility first: a brand is only as good as its construction schedule, and the coast now has enough completed proof points to judge. Micro-location second: the corridor rewards walking distance to the beach and the hotel, not the postcode alone. Release timing third: stage-one pricing has consistently proven the cheapest capital a buyer will touch in the project's lifetime.
The four billion euro pipeline will not feel abstract for long. Between now and 2029, the coast's skylines, service culture and buyer demographics will be rebuilt by the brands already committed. branded.homes tracks every launch, presale and delivery milestone in this segment, from the Golden Mile to the Algarve.
The window that matters is the one before the cranes finish. In this market, the early buyer has been right for a decade, and the pipeline says that is not about to change.
