Six Senses Branded Residences Spread Across Europe

Six Senses is quietly stitching together a residential map of Europe: Comporta, Porto Heli, the Loire Valley and Courchevel. What each project offers, what it costs and what the pattern says about the wellness residence market.

When people talk about Six Senses, they usually talk about far-flung resorts. Bhutan, the Maldives, a fort in Rajasthan. What gets less attention is where the brand has quietly been building its residential business, because on a map of Europe the dots are multiplying fast: a beachfront estate in Portugal, a pine-covered peninsula in Greece, a 1,400-acre hunting estate outside Paris and an Alpine address that has already been running for several winters. Add them up and you get the most coherent wellness-residence strategy any hotel brand is running on the continent.

Comporta: 58 homes between forest and Atlantic

The Portuguese anchor is Six Senses Residences Comporta, 58 branded homes set in the protected Pinheirinho estate on the country's Blue Coast. The range runs from two to five bedrooms, apartments and villas woven into pine forest a short walk from the beach, with prices starting at €2.76 million and a projected opening in the fourth quarter of 2028. Owners buy into the full resort machinery: a Six Senses spa with eight treatment rooms, watsu and hydro therapies, a longevity lounge, an 18-hole golf course and a kitchen garden that supplies the restaurants. Crucially for investors, a hotel-run rental program allows the homes to work when their owners are elsewhere.

Porto Heli: twelve villas, no crowds

In Greece the brand has gone the other way on density. Six Senses Residences Porto Heli is exactly twelve villas on the Costa Perla peninsula near Ermioni, built by Athens developer Golden Land Goutos, with five to eight bedrooms and prices from €7.5 million. The architecture is the story here: hollowed forms, sunken courtyards and green roofs that let the homes disappear into the slope, with views reaching across the water to Spetses and Hydra. The resort around them, from padel courts to a biohacking recovery lounge, is scheduled for 2028. Porto Heli has spent a decade becoming the most discreet address on the Greek Riviera, the kind of place where privacy is the point. Twelve homes is not a phase one. It is the whole project.

Loire Valley: the countryside play

The French countryside entry is the boldest. Six Senses Residences Loire Valley sits inside Les Bordes, a 1,400-acre estate in the Sologne forest region about ninety minutes from Paris, and offers 52 villas of three to seven bedrooms, from 219 to 662 square metres, fully furnished and equipped, with prices from €2.99 million. The project officially launched to buyers with a ground-breaking ceremony in May 2026, and the hotel and spa at the estate's centrepiece chateau is slated for 2027. A wellness residence ninety minutes from the capital is a different bet than a beach house: it targets the weekend rhythm of Parisian life, year-round, rather than a summer season.

Courchevel: proof the model runs

The fourth address has been operating long enough to prove the concept. In Courchevel 1850, Six Senses runs serviced residences, a collection of 53 apartments and duplex penthouses of up to five bedrooms, managed to hotel standard through every winter season. It is the pattern the other three projects are built on: ownership with the brand running the daily life of the building.

What the map says about the market

Count the ownership positions across the three for-sale projects and the number is barely above a hundred: 58 in Comporta, 12 in Porto Heli, 52 at Les Bordes. That scarcity is deliberate and it is the point. Wellness-branded homes have been commanding some of the strongest premiums in the sector, with market analyses consistently pointing to a 25 to 35 percent uplift over comparable non-branded property, and rental performance for well-run programs typically ranging between 5 and 10 percent and beyond. Six Senses has effectively picked the three strongest weekend geographies in Europe, surf, sailing and forest, and kept supply thin enough that each release sells in phases rather than tranches.

The pipeline behind the residences grows the brand's gravity further, with new hotel openings across Italy and beyond in the coming seasons. But the residential map is already drawn: Portugal, Greece, France, with the Alps as the working prototype. For buyers who want the resort life with a title deed attached, Europe just became the most interesting continent in the Six Senses story, and it did so almost without anyone noticing.
