The Developer: Sierra Blanca Estates and Palya Assets

Sierra Blanca Estates needs no introduction on the Costa del Sol β€” or, increasingly, in the global branded residence conversation. The firm behind Design Hills Dolce&Gabbana and EPIC Marbella by Fendi Casa is the only developer in Spain to have delivered two major fashion-house residential collaborations in the same cycle. Armani Residences Marbella is the third.

The new element is Palya Assets β€” the real estate joint venture formed by Rafael Nadal and Abel Matutes Prats, chairman of the Palladium Hotel Group, one of Spain's largest private hospitality conglomerates.

Nadal and Matutes have committed to a broader real estate programme on the Costa del Sol, with Palya Invest β€” their associated development vehicle β€” targeting over €200 million in residential investment across Marbella and Estepona. Armani Residences Marbella is the flagship expression of that ambition.


The Product: 33 Residences, No Compromise

Thirty-three units. That number is not accidental β€” it reflects a deliberate choice to prioritise exclusivity over volume, price-per-unit over total revenue. In a market where some branded residence projects launch with 200, 300, or 400 units, Sierra Blanca Estates has consistently chosen scarcity as its primary differentiator.

The residences range from large-format apartments to full-floor penthouses. Sizes are generous β€” five-bedroom units reach approximately 500 square metres of built area plus terraces. Ground-floor duplexes include private gardens of between 400 and 800 square metres.

Prices are expected to start from approximately €5 million, with penthouses exceeding €10 million. A super-penthouse occupying an entire floor is understood to be among the most expensive single residential units currently on the market in southern Spain.

Amenities include a private spa, a members' club exclusive to residents, and Armani's signature approach to shared space β€” where lobbies, corridors, and gardens are treated as extensions of the residence, not transitions between them.

Construction is scheduled to begin in June 2026, with delivery targeted for 2028. The first phase β€” ten residences β€” is already in the sales process.

It is the third chapter of a story that Sierra Blanca Estates began writing when Design Hills Dolce&Gabbana pre-sold over €250 million before breaking ground β€” and that EPIC Marbella by Fendi Casa confirmed when it delivered its first phase in 2024.
