When Armani confirmed its first residential project in Spain in May 2026, the location surprised nobody who follows this coast. The brand chose Marbella's Golden Mile — the strip that already carries Dolce&Gabbana, Fendi Casa, Karl Lagerfeld, Versace Home and Bentley Home — for a €200 million development of 33 residences, now under construction in the Nagüeles hillside with delivery expected in 2028.

What Is Being Built
The project occupies one of the last large private estates on the Golden Mile: a 50,000 m² site in Nagüeles, the pine-covered district that rises directly behind Marbella's most famous address. The programme is deliberately small — 33 homes, predominantly in duplex format, sized from roughly 250 to 800 m² including interiors.
Every residence is designed and furnished by the Armani/Casa Interior Design Studio — the same discipline the maison applies to its hotels in Milan and Dubai. The signature is restraint: warm neutral palettes, book-matched stone, bronze and dark walnut, with the Mediterranean light doing most of the work.

Who Is Behind It
Three parties share the venture. Armani brings the brand and full interior design authorship. Sierra Blanca Estates, the developer, is the only house in Spain to have delivered two major fashion collaborations in one cycle — EPIC Marbella by Fendi Casa (delivered 2024) and Design Hills by Dolce&Gabbana — with Karl Lagerfeld Villas completing in late 2026. The third is Palya Assets, the investment vehicle of Rafael Nadal and Abel Matutes Prats, which assembled the land.
For the Golden Mile, the significance is confirmation: the most architecturally rigorous of the fashion maisons ran the numbers on Marbella and chose this corridor over every other market in Spain.
Timeline
The project was announced in Milan in May 2026, site works began in June 2026, and completion of the residences is scheduled for 2028. Buyers today are purchasing off-plan, with phased payments aligned to construction milestones — the structure described in our off-plan buying guide for Spain.
What It Costs
Launch pricing started at roughly €4.75 million. Current agency listings in October 2026 show the range in practice: entry apartments around €3.7 million (343 m²), three-bedroom duplexes in the €6.75–7.5 million band (378 m² interiors with terraces around 220 m²), and top-collection homes reaching €8–10 million.

The Investment Read
The closest precedent sits a few hundred metres away. EPIC Marbella by Fendi Casa was delivered in 2024 and resale values have roughly doubled since launch, reaching up to €20,000/m² — still the reference point for what a delivered fashion-branded residence trades at on this coast. Armani enters with a smaller collection (33 homes versus EPIC's 56) on a larger estate, with two more years of Marbella price appreciation between purchase and delivery.
The risk profile is the standard off-plan one: construction progress, delivery timing and resale liquidity. The mitigations here are a developer with a delivered branded project on the same street, and a brand whose residential projects in Milan, Dubai and Miami have all reached completion.
