Hotel Pitrizza, the 1963 Luigi Vietti landmark near Porto Cervo, reopens as Cheval Blanc Pitrizza in May 2027: LVMH's first Cheval Blanc in Italy and its seventh Maison worldwide.

The quietest announcement of the ultra-luxury season

LVMH has chosen its first Italian address, and it is not in Milan, Rome or Venice. It is a 1963 hotel carved into the granite of Sardinia's Costa Smeralda. Hotel Pitrizza, the low-slung stone landmark designed by architect Luigi Vietti in the hills near Porto Cervo, is being transformed into Cheval Blanc Pitrizza, Costa Smeralda, with the relaunch planned for May 2027. The property remains open as Hotel Pitrizza in the meantime.

When it reopens, it will carry the name of the most selective hotel brand in the LVMH stable. Cheval Blanc counts six Maisons today, in Paris, Courchevel, St-Tropez, St-Barth, the Maldives and the Seychelles. Sardinia makes it seven, and the choice of a rebuilt heritage property over a fresh new-build says a lot about where the brand believes value now sits.

What changes at the property

The numbers remain deliberately small: 49 rooms and suites alongside 16 villas, most of them with private pools, roughly 65 keys in total on a coastline where plots this exceptional have effectively stopped existing. Around 80 percent of the rooms have already been renovated ahead of the relaunch, with a renewed focus on wellness and fine dining completing the programme.

What stays is the identity. Vietti's original design language, natural stone, forms sunk into the landscape, almost no visible profile against the coastline, is the reason this property mattered in the first place, and the project treats that heritage as the asset rather than an obstacle. The signature seawater pool cut directly into the rocks and the private beach remain the emotional core of the property, now wrapped in Cheval Blanc's brand of quiet, curated service.

Why LVMH wants Costa Smeralda now

The Costa Smeralda is the oldest jet-set coast in the Mediterranean and, unlike most of its rivals, it has run out of room. There is no empty beachfront near Porto Cervo waiting for a ground-up development, which means any global brand that wants an address here has to take one that already exists. That scarcity explains the strategy perfectly: buy the legend, keep the architecture, add the brand.

For Cheval Blanc the move also completes a Mediterranean arc. The brand has always positioned itself as a collector of rare places rather than a volume operator, with one Maison per destination and no appetite for rapid growth. An Italian Maison on the most guarded stretch of the Tyrrhenian fits that playbook exactly, and it puts LVMH's hospitality flag on a coast that has quietly become one of Europe's most competitive luxury arenas.

The investment angle: repositioning beats construction

For the wider branded-residences market, Pitrizza is a textbook case of the trend that is reshaping mature destinations. When exceptional coastal locations stop being available, the premium migrates from development to repositioning: taking an established, architecturally significant property and layering a globally recognised brand on top of it, while preserving the identity that made it valuable.

The economics are attractive on both sides. The owner of a heritage asset converts legacy equity into a world-class flag without surrendering the building's character. The brand acquires instant authenticity in a destination where starting from zero would be impossible, and usually faster than any ground-up timeline. As global luxury groups compete for the last unbranded jewels of the Mediterranean, expect more transactions that look like this one: fewer cranes, more restorations.

The counterpoint is worth keeping in mind. Repositioning only works when the original property still carries genuine cultural weight, and only a handful of hotels on any coast do. For every Pitrizza there are a dozen tired resorts whose brand-attachment story ends at a press release. The lesson for investors is to watch the asset's history as closely as the brand's plans.

What we will be watching

The months between now and May 2027 will reveal how deep the transformation goes: the final configuration of the villas, the dining and wellness line-up, and above all whether the 16 villas stay within the hotel's inventory or ever enter private ownership under the Cheval Blanc umbrella. On a coast where branded residences remain scarce, that single decision would move the market more than the reopening itself.
