Marbella has approved the urbanisation licence for Las Dunas Club: 180 branded residences and a 150-room luxury hotel on 160,000 m² of East Marbella beachfront.
A Beachfront Giant Clears Its Biggest Planning Hurdle
On 12 May 2026, Marbella's Junta de Gobierno Local approved the urbanisation licence for Las Dunas Club, the beachfront sector beside Real de Zaragoza beach in Las Chapas, East Marbella. The decision moves one of the town's most closely watched development sites out of a decade of planning uncertainty and into the phase of physical infrastructure works.

What Was Approved, and What Still Is Not
In Spanish planning practice, an urbanisation licence authorises land preparation: internal roads, stormwater drainage, utility networks and connections to municipal infrastructure. It is not the construction licence for the hotel and residences themselves, which remain subject to separate permits. The approval nevertheless matters, because it is the first municipal green light that allows machinery on the ground.
The Programme: 180 Branded Residences and a 150-Room Hotel
The latest public project announcements describe a macro-resort of 180 branded residences and 150 hotel rooms on approximately 160,000 m² of beachfront, one of the last large coastal plots in Marbella, with around 200 metres of direct beachfront near the celebrated beach clubs of East Marbella. The total stated investment exceeds €500 million.
The hotel operator has not been confirmed publicly. Earlier planning stages were linked to W Hotels, while later trade reporting suggested the project may move to an even higher luxury label. No official opening date has been announced; early presentations pointed to 2027.
A Developer Alliance With a Golden Mile Pedigree
The project is being advanced by a partnership between Sierra Blanca Estates, the name behind the Golden Mile's fashion-branded landmarks including Armani Residences Marbella, and Platinum Estates. The alliance connects Marbella's most established branded-residence developer with one of its largest remaining beachfront sites.
Why It Matters for the Branded Residence Market
Marbella already leads Europe's branded residence market. Our 2026 ranking tracks projects from Armani and Dolce&Gabbana on the Golden Mile to St. Regis at Finca Cortesín. Las Dunas Club adds a second growth engine: hotel-branded living, the same segment driving Oakmond's 28 private residences and the planned Four Seasons resort, both on neighbouring plots at Río Real in East Marbella.
For East Marbella, the districts of Elviria, Las Chapas and Los Monteros, the project anchors a low-density luxury corridor built around wide beaches and protected dune landscapes. Hotel-branded residences of this scale historically support resale premiums and year-round rental demand rather than purely seasonal occupancy, which is why institutional capital keeps committing to the segment.
What to Watch Next
Three milestones will define the timeline from here: the construction licence for the hotel and residences, the announcement of the operating brand, and the start of vertical works. Until then, the urbanisation works now mobilising along the coast are the project's first physical footprint, and a clear signal that Marbella East is entering its own branded residence era.
