The first stone is laid at Oakmond Marbella, the €260 million longevity resort rising on the Incosol site next to the future Four Seasons. The mayor called it a turning point for the city.
The machines are finally moving
Marbella has just put construction crews on one of its longest-running revival plots. On 21 October, the city laid the first stone of Oakmond Marbella Wellness Clinic Resort, the more than 260 million euro longevity and wellness complex rising on the grounds of the legendary Incosol, the medical spa hotel that closed its doors back in 2012.
Mayor Ángeles Muñoz led the ceremony together with Pelayo Cortina, founder of Ilanga Capital and the driving force behind the project. In her words, the new complex will place the city as an international reference in health, wellbeing and longevity, consolidating Marbella's commitment to a top-quality tourism model tied to innovation and excellence. She described the scheme, which represents an investment of over 260 million euros and recovers the emblematic hotel, as a before and after in the history of the city, not only for its scale but also for its capacity to generate wealth, attract specialised talent and create qualified employment.
From announcement to building site
Río Real, on Marbella's eastern edge, has watched this story mature for a while. The Incosol opened in 1973 and effectively invented medicalised hospitality in Spain, hosting decades of European check-up tourism before debt dragged it into a fourteen-year sleep. Ilanga Capital took control of the site in 2022, and the financing chapter closed earlier this year: a 145 million euro facility from Goldman Sachs Alternatives inside a total execution budget of around 260 million, with overall committed capital, equity and real estate assets included, passing 400 million. Sanjose Constructora will carry out the build.

What that budget delivers is specific. A plot of more than 53,000 square metres next to the future Four Seasons Marbella, 140 hotel rooms, 28 private residences and a vertically integrated precision health ecosystem: diagnostics, personalised interventions and continuous monitoring under one roof. The execution period runs about 36 months, with opening targeted for the third quarter of 2029.
Why it matters for branded residences
Oakmond is not a hotel-brand project, and that is exactly why the market should watch it. Marbella has so far built its reputation on two engines: fashion-branded living, from Dolce & Gabbana and Karl Lagerfeld to Armani and Fendi Casa, and hotel-branded living, with St. Regis, Waldorf Astoria and Four Seasons all queuing along the same coastline. Oakmond's 28 private residences anchor a third engine: wellness and longevity-led living, the segment that SIRO, Six Senses and Aman have been redefining at resort level worldwide.
The presence of institutional capital is the real signal. When a firm of Goldman Sachs' profile commits 145 million euros to a longevity resort on the Costa del Sol, longevity real estate has stopped being a concept pitch and started behaving like an asset class. For a corridor that already hosts Europe's densest luxury hospitality pipeline, that is a different kind of validation than another fashion label.
What happens next
For the next three years the Incosol plot will be one of the busiest construction sites in East Marbella, with sustained demand for contractors and trades and recruitment for operations starting well before the 2029 opening. The project also lands next to the Four Seasons scheme, so the two builds will effectively grow up side by side.
For buyers watching the corridor, the practical takeaway is simple. The East Marbella pipeline keeps thickening, and a new category of health-driven residences is about to enter it. The interesting question is how the 28 Oakmond residences are configured, branded and priced when they come to market, because that answer will say a lot about where Marbella's high-end buyer demand is heading in the second half of this decade.
