Fairmont Residences La Hacienda brings 31 branded villas from 336 to 1,149 sqm to San Roque, Cádiz — the first Fairmont branded residences in Europe, beside La Hacienda Links and the beach.
Fairmont has finally crossed into European residential real estate. Fairmont Residences La Hacienda, a collection of 31 branded villas in San Roque, Cádiz, is the first Fairmont branded residences project on the continent, and it sits in one of the most quietly established luxury pockets of the Costa del Sol: the golf and polo corridor that runs from Sotogrande towards Gibraltar.
What is being built
The residences occupy a first-line position between the award-winning La Hacienda Links golf course and one of the widest beaches on the Andalusian coast. There are 31 villas in total, each set across two levels with its own landscaped garden, private pool and terraces oriented towards the Mediterranean. Interior areas run from 336 sq m up to the 1,149 sq m Presidential residence, a spread that positions the collection firmly in villa territory rather than the apartment conversions that dominate much of Spain's branded stock.
Delivered furnished, certified to LEED Gold
Every villa is delivered fully furnished and turn-key, with designer kitchens, premium natural materials and full home automation. The whole collection carries LEED Gold certification alongside an A energy rating, a combination that remains rare in the Andalusian luxury segment and signals where the premium build market is heading. Low CO2 emissions, heat recovery ventilation and smart access control come standard rather than as upgrades.
The Fairmont piece of the puzzle
Owners receive full access to the adjacent Fairmont La Hacienda Costa del Sol resort, including its restaurants, bars, spa and beach amenities, plus an exclusive membership to the Links and Heathland golf courses. The wider neighbourhood needs little introduction to golf buyers: Valderrama, Real Club de Golf Sotogrande and San Roque Golf Club are all within minutes of the gate, and Sotogrande's marina, polo and equestrian scene sit 15 minutes away. Gibraltar is 25 minutes, Marbella 35.
Why it matters for the market
Until now, the Fairmont residential collection, 16 projects worldwide from Mayakoba in Mexico to Dubai and Chengdu, had no European address. Spain's branded residence pipeline has grown quickly, but the villa segment with a true global hotel flag remains thin, and the Sotogrande corridor has long punched above its visibility. A first-mover Fairmont villa collection there is a meaningful data point for anyone tracking where Europe's branded market is maturing beyond Marbella's apartment towers.
What we still don't know
Official marketing now publishes the entry point, residences from 2.75 million euros, with the rest of the range and delivery dates available on request through the sales channel, which usually means the first units are being placed privately. Buyers should also treat early construction timelines with patience; the villas sit beside a working Links course, not inside a completed resort, and final specification details will be confirmed per villa. For the market watcher, though, the headline stands: Fairmont has chosen Europe, and it chose Cádiz.
