Hilton is bringing Waldorf Astoria to Spain for the first time — and it chose Marbella. The signing, announced in November 2025 and presented that December at an event in New York, pairs the company's most storied luxury brand with Higuerón Developments, the Fuengirola-based group behind the Higuerón resort complex, for a €220 million transformation of the former Marbella Golf course into the Higuerón Marbella Golf Resort, scheduled to open in 2029.

The Site

The resort occupies the estate of the former Marbella Golf club, roughly five kilometres from the centre of Marbella and about thirty minutes from Málaga airport — a site of over one million square metres of pine-covered hillside with views down to the Mediterranean. Higuerón acquired the golf operation in late 2025 as part of the deal, securing one of the last large resort-scale estates inside the Marbella municipality.

What Is Being Built

The programme is a full Waldorf Astoria resort in the brand's classic format:

  1. 120 hotel rooms and suites, sized and serviced to the brand's global standards.
  2. 120 branded residences, managed and serviced by Waldorf Astoria — the component that matters most to this market: home ownership with the operations of an ultra-luxury hotel behind it.
  3. A 750 m² spa, indoor and outdoor pools, a gym and dedicated wellness areas within a new country club.
  4. The signature Peacock Alley lobby bar and a signature-restaurant programme, the brand's two most recognised rituals.
  5. A golf course reimagined by Robert Trent Jones Jr. — son of the original designer — preserving the layout's essence while updating it to contemporary efficiency and sustainability standards.

The architecture itself is the subject of a conceptual competition involving three Pritzker Prize-winning architects, an approach Hilton and Higuerón have used to position the resort as a design landmark rather than a standard five-star property.

Who Is Behind It

Higuerón Developments, led by CEO Javier Rodríguez, is the developer. The group's record on the coast is the Higuerón resort in Benalmádena — hotel, residences, sports club — which gives it direct operating experience with exactly the hybrid product Marbella is now absorbing. Hilton's involvement runs through its luxury division, with the project presented in New York by the company's leadership alongside the Mayor of Marbella. For Hilton, the deal is part of a stated strategy of growing a luxury portfolio that already exceeds 550 hotels worldwide.

Why It Matters for the Market

Marbella's branded residence boom has so far been led by fashion maisons — Dolce&Gabbana, Fendi Casa, Armani, Karl Lagerfeld, Versace Home — and one ultra-luxury hotel operator, Four Seasons. A hotel-managed residence product at this scale (120 homes) is new for the coast, and it changes the competitive map in two ways. First, it extends the branded corridor east of the Golden Mile, where Higuerón's Benalmádena-Fuengirola base sits closer to the airport than Marbella's western estates. Second, it introduces true full-service management to a market where most branded schemes deliver brand styling with third-party services.

The delivery horizon is 2029 — a four-year off-plan window at the start of construction. The pattern from comparable projects on the coast suggests the window between announcement and completion is where the pricing repricing happens.
